ABSOLUTELY DO NOT LIVE HERE. NO MATTER HOW MUCH YOU NEED A PLACE TO GO, PICK SOMEWHERE ELSE YOU WILL ABSOLUTELY REGRET IT. I will attach the photos of how our apartment was left for a week and then actually longer but we moved into a hotel due to the mold spreading into closets on the other side of the walls of the bathroom. We told them we would be vacating the apartment by the 1st of October yet are still being charged for the first week of October because we did not turn our keys in as we had not got an answer on if we would be "allowed" to leave. So because we had the keys they assumed we still lived there and are getting charged rent, however even during that week, so now two to three weeks, they never came back to fix the moldy ceiling and it grew more. This was absolutely reported to maintence immediately and I was told I need to call a mold expert to see if it is "even bad mold", it was black mold but why do I need to call? That is one benefit of living in an apartment is not having to do maintence things yourself. There is so many more things wrong with this place but this is the number one thing. They wanted us to sign paper work saying that they would not be responsible for any health issues as well as not say anything to anyone to be allowed out of the $1547 relet fee ill attach a photo. I'd rather take on the debt than to hide how terrible this place is. Also just look at all these stupid fees. Valet trash... a joke. I never received a trash can for the trash and they told us to just use our own trash can to which we then got a "ticket" saying that we can not do that. So we were getting charged for a service that we could not use due to not being provided with the proper equipment. As well as the alarm system, seems like a cool perk but its the hardest thing to set up and even if you don't use it again it is a thing you can not opt out of. But this we knew, that we would have to pay for whether we used it or not, its just annoying.
When reporting an issue to maintence, at a minimum once a month, they would say they completed it but then either not actually fix the issue or not even come in my apartment, we have cameras. They say they don't allow people to work on their cars in the parking lot in your lease but then when we report that someone has been working on their car and leaving parts in the lot they do not do anything about it and there's screws and broken glass everywhere. As well two of the maintence people said that our upstairs neighbors, who were extremely loud all the time, lived like 10 to 15 people in one apartment on pallets but they never did anything about it. This is an issue because the water, sewage and trash are split by building and then divided by how many people you SAY live there. Causing high usage bills. They also ban people from the office if they go complain to the front desk receptionist because the lady is getting taken advantage of and is not getting any help. Her apartment is doing the same thing I am just lucky enough to be able to do something about it financially. As well! people absolutely live in the basement of these apartments. There is a washer and dryer in the basement and then what looks to be old storage rooms, they don't use them, and people have set up small rooms down there and I called because someone kept hitting our furnace in the basement and it makes like the loudest metal banging sound ever. They also would leave the basement windows open which were right under my bedroom so that's creepy. They did NOTHING. Anyway do not live here BH management can not silence me nor my family. I gave you an opportunity to make this situation better and let us leave on good terms but no this is only the beginning. I have reported them to the BBB and Overland Park Code enforcement and any other place where I or my husband can leave a review I absolutely will be doing. And I will continue to post negatively for as long as I want because this is not how a business is to be ran ever. DO NOT LIVE HERE!

Leasing Office made it very easy for move-in and the overall neighborhood is alright which is why this earned only 2 stars. My apartment was not worth what I paid. You can hear almost everything, rarely quiet. Parking is the worst I’ve ever experienced, despite being told there was plenty room. I’ve had to buy my own preventative bug spray due to all the unwanted pests coming into the apartment, there is definitely a roach problem. And you get charged for pest control which doesn’t help at all. Broken appliances were ‘fixed’ (it never worked in the first place) and most things fell apart with normal usage. Maintenance does not notify you whenever they come into the apartment regardless of request. It is hard to reach management unless you physically go to the leasing office. I got charged for damages that were already accounted for when I first moved in and still haven’t gotten any responses back. Out of everyone I’ve known that has asked me how I like this apartment, I DO NOT recommend it to any of my friends. Therefore, I would not recommend it to anyone, unless you want to live like this.

Had to sue apartment multiple times over illegally towed vehicles and won. If you want to live in 10326 2P, good luck. The downstairs neighbors are extremely loud all hours of the night and day, on weekdays as well. Talked to apartment multiple times about it, never resolved. They charge a ton for extra crap like "Alarm charge" and "valet trash". Our monthly rent was quoted at $1780, but when all the extras that did nothing got added, it was $2100 before utilities. Complete rip off.

Tryed moving in took 200$ from my brother and basically ran they said they called my brother
multiple times but didnt and then denied me to living there so not only did they take money from me that was absurd but even deneied me living there. Thats why they earned one star if it was my choice I would give them a lower rate but I cant. Dont recommend. Not very pleased.

I snagged a great apartment for a great price here! All the staff I've met has been super friendly and empathetic. Kelly quite literally welcomed me and my little girl with open arms and was so helpful and patient with me during my application process. Would also like to add that I've already met a couple neighbors on the playground who were so incredibly friendly. Between the fenced in patio, playground, neighbors and warm feel of the staff and clubhouse I know I made a wonderful choice for me and my daughter ? Dont pass this place up!

No place is perfect but for those that like a pros / cons here we go.
Pros - large units, backyards (!!!), lots of natural light, only 2 floor buildings, parking is close even if you have to walk it’s never far at all, pest control, maintenance is very responsive and helpful (they have their own app), gas range stove, laundry facility in each building never had to wait for a washer or dryer
Cons - it’s an old building so heating / cooling is not very efficient, thin floors / walls, oddly placed vents / outlets, water damage galore, uneven floors, low quality updates (carpet, “flooring”) microwaves and washer / dryer are hit or miss in unit. The water pressure is very low and lastly the fees. I attached a picture of their add ons this doesn’t include your electric bill and gas bill (yes two gas, electric, and trash) they will explain it all but it’s a bit absurd for what you get in return. Had a poor move in experience, management response was mediocre at best (lost paperwork, 2 month response time), but they do mean well.
- If you know your neighbors, have pets, and want something bigger than the typical 650/700 sq ft units it’s worth it. I’m happy to stay for my year lease, enjoying the yard work! But not a long-term place for me
